<p>Hermosa’s future will depend on how we <strong>navigate state mandates while preserving the mix of housing that makes us special.</strong> I’ll chart a responsible course—comply with state law, avoid high-rises, regulate Airbnbs, and work to <strong>keep our kids, seniors, and renters here.</strong><br><br><span style="color: var(--color-text-accent-primary); text-decoration-color: var(--color-text-accent-primary);"><strong>My Short-Term Rental Plan will protect neighborhoods:</strong></span><br>1) Begin regulations and Coastal Commission review.<br>2) Explore block density caps and minimum stays.<br>3) Delay STR licensing following no-fault evictions to protect rental housing. <br>4) STR surcharge tax to fund infrastructure, discourage further conversions.</p>

<h2>Regulate Airbnbs &amp; protect housing</h2>

<p>Hermosa is a place where people feel safe to live, work, and play. Safety starts with a <strong>fully staffed and equipped police department.</strong> My wildfire work has taught me that <strong>safety requires prevention:</strong> safer bike lanes, reckless e-bikers off the strand, and simple fixes like blind-spot mirrors, better lighting, and clearer crosswalks.<br><br>E-bikes are an important transportation option, but we must enforce the law and keep our streets safe. I propose <strong>dispersed, motorcycle officer-led enforcement on the Strand and neighborhood streets</strong>, using data to target problem areas and adjust enforcement over time.</p>
